A proper day's work, thirty seconds from the back door

Working off the kitchen table was fine for a few months. Then the novelty wore off, the washing machine started every call, and the laptop never really got put away. A garden office puts a wall and a bit of lawn between you and all that. You walk out after breakfast, shut the door, and you're at work. No car, no Gabalfa interchange, no crawling along Newport Road.

It works the other way too. At half five you shut the office door and the job stays in it. No laptop glowing on the kitchen worktop, no half finished spreadsheet staring at you through dinner. That separation is the whole point, and it's why a garden office needs to feel like a workplace, not a shed with a socket in it. That's a build quality question, which brings us to the spec.

The spec that matters when it's your office

An office you only use from April to October isn't an office. Every build gets 100mm PIR insulation in the floor, walls and roof, so it holds its heat in January without a fan heater running all day beside your feet. The frame is C24 graded timber at 400mm centres, the roof is an EPDM membrane with a 20 year guarantee, and the cladding is proper cedar. It's built like a small house because that's what it is.

The internet comes down on a hardwired Cat6 cable, not wifi stretched from the router and dropping out every time you're on a call. Sockets go where you actually want them, at desk height, planned with you before the first fix. All the electrics are Part P certified with a certificate handed over at the end. And if your calls need quiet, there's a triple glazing option and acoustic insulation, so next door's mower doesn't join the meeting.

Planning permission in Cardiff, in plain English

Most garden offices in Cardiff fall under Permitted Development, which means you won't need planning permission from Cardiff Council. The usual rules: single storey, no more than 2.5m high within two metres of a boundary, and not taking up more than half the garden. Stick inside those and you can build without an application. Gary checks all of it at the free survey before anything gets ordered.

There are exceptions worth knowing about. If you're in a conservation area, in a listed building, or in a flat, the rules change and it's worth a call to Cardiff Council before you commit. Using the room as a home office for yourself is fine; running a business with staff and customers coming and going can be different. If your plot does need an application, Gary will tell you straight at the survey, not halfway through the build.

Is a garden office warm enough to work in all winter?

Yes. There's 100mm of PIR insulation in the floor, walls and roof, the same board you'd put in a house extension, so the room holds its heat instead of leaking it. A small electric panel heater brings it up to temperature quickly on a cold morning and then barely works. You won't be sitting in a coat in January, and you won't be feeding a fan heater all day either.

How good is the internet down the garden?

As good as it is in the house, because it's not wifi. Gary runs a hardwired Cat6 cable from your router down to the office, so you get a full strength wired connection at your desk. Video calls, big file uploads, cloud backups, all solid. If you want wifi in the room as well for a phone or a printer, that's easily sorted off the same cable.

Can a garden office double as a guest room?

Yes. It's a fully insulated room with Part P certified electrics, so a sofa bed turns it into a comfortable guest room rather than a shed someone's being polite about. Mention it at the free survey and Gary will plan for it: sockets where the bedside lamps will go, acoustic insulation if you want it quiet, and there's bar plumbing available if you'd like a sink for guests.
